Where cold floors start

Basement Insulation

A cold basement means cold floors above it. As warm air leaves through the attic, colder air is pulled in low, through the rim joist and the basement. We seal the rim joist and below-grade walls with closed-cell foam, which blocks cold air and moisture in one layer.

Why homeowners choose it

  • Seals the rim joist, one of the most common draft paths in a home
  • Closed-cell foam stands up to below-grade moisture
  • Warmer floors and steadier temperatures above

Where a basement loses heat

Air that leaves through the attic has to be replaced, and the replacement is pulled in low: through the rim joist, the basement and the gaps around the floor. That is why the floors over an unsealed basement stay cold.

We start at the rim joist, the band of wood where the floor framing sits on the foundation. Closed-cell foam sprayed into each bay seals the air path and blocks moisture in the same layer, and because it gives the highest R-value per inch of anything we install, it fits the shallow bays. The same foam suits below-grade walls, where it stands up to ground moisture, and framed basement walls can take batts fitted cleanly into the framing.

We look at the basement during every assessment: the rim joist, open vents, signs of moisture, and whether the floor is dirt or slab. It often goes with attic work, because the rim joist is one of the first places we look when we air-seal a house, right after the attic.

Questions homeowners ask

Why are the floors above my basement cold?

Because cold air is coming in below them. Air that leaves through the attic has to be replaced, and the replacement is pulled in low, through the rim joist, the basement and the gaps around the floor. Sealing the rim joist closes one of the most common of those paths.

What do you use to insulate a basement?

Closed-cell spray foam at the rim joist and on below-grade walls, because it seals air and blocks moisture in one layer and gives the highest R-value per inch of anything we install. Framed basement walls can take batts fitted cleanly into the framing. We recommend the material for each part of the basement at the assessment.

Is a basement the same job as a crawl space?

Close, but not the same. Both start with closed-cell foam at the rim joist and the walls. A crawl space is often vented and sometimes has a dirt floor, so there we seal and encapsulate the whole space. We look at whichever your house has during the assessment.
